Carpet hides its condition well until the day it does not. Traffic lanes darken gradually, so the people in the building stop seeing it while every visitor notices immediately.
Hot water extraction pulls out the soil that vacuuming leaves behind, on carpet and on the soft seating that usually gets forgotten entirely.

What the Job Actually Involves
Hot water extraction
Deep extraction rather than a bonnet buff, so soil comes out of the pile instead of being redistributed.
Traffic lane treatment
The dark runs through doorways and corridors pre treated before the main pass.
Spot and stain work
Individual stains treated according to what caused them, which matters more than the machine does.
Upholstery and seating
Office chairs, waiting room seating and soft furnishings, which carry more than most people want to think about.
How We Run It
Identify fibre and soil
Wrong chemistry on the wrong fibre sets a stain permanently. We check first.
Pre treat and dwell
Traffic lanes and spots treated and given time to work before extraction.
Extract
Hot water extraction with enough passes to actually lift the soil rather than just wet the carpet.
Speed the dry
Air movers so the space is usable again quickly and nothing sits damp long enough to smell.

- How long until we can walk on it?
- A few hours with air movers running. We schedule so it dries overnight where we can.
- Will old stains come out?
- Some will, some will not. Anything that has dyed the fibre is permanent. We will tell you which is which before we start rather than after.
- How often should office carpet be extracted?
- Once or twice a year for most offices, more for heavy traffic or public facing space.
