A hard floor is the first thing anyone notices when they walk into your building, and the first thing that gives away a maintenance budget that has been stretched. Stripping and waxing is the bulk of what G & J's does, and it is the work we are judged on.
We take the old finish back to the tile, seal it, lay down fresh coats of wax, and burnish to a high speed shine. Done properly, the result holds up to real traffic instead of dulling out in a couple of weeks.
What the Job Actually Involves
Full strip back
Old wax, sealer and years of built up traffic film removed down to the bare tile, including edges and corners that machines miss.
Seal and re-wax
Sealer applied first so the finish bonds properly, then multiple coats of commercial wax with cure time between each.
High speed burnishing
Burnished to the gloss level you want, whether that is a soft satin for a care home or a full wet look for a lobby.
Scrub and recoat
Between full strips, a scrub and recoat keeps the finish alive for a fraction of the cost and downtime.
How We Run It
Walk the floor
We look at what is actually down there, how much finish is left, and where the heavy traffic runs. That decides strip versus recoat.
Schedule around you
Floor work happens after hours, overnight or at the weekend. Wax needs time to cure and we are not going to rush that with staff walking through it.
Protect and prepare
Furniture moved, edges taped, signage and barriers up so nobody walks onto a wet floor.
Strip, seal, wax, burnish
Each coat gets its cure time. Cutting that short is the single most common reason a floor fails early.
Walk it back with you
We hand the space back and walk it with your facilities contact so anything not right gets fixed before we leave.

- How long does the floor need to stay off limits?
- It depends on coats and airflow, but plan on the area being closed overnight. We schedule so it reopens for your next business day.
- Do we need a full strip every time?
- No. A scrub and recoat on a sensible cycle keeps the finish going and costs less. A full strip is for when the finish is past saving.
- Can you work around a live ward or a running kitchen?
- Yes. We phase the work section by section so you never lose the whole floor at once. Hospitals and food service are a large part of what we do.
